Depending on the sale of a house or an apartment, the date of the building permit, the age of the electrical and/or gas installations and the geographical area, the technical diagnosis file (DDT) includes many real estate diagnoses.

 

 What Are The 

  Mandatory Diagnoses ?

 

The technical diagnosis file (DDT) includes the following real estate diagnoses :

Energy performance diagnosis (DPE), Asbestos diagnosis, Lead exposure risk report (CREP), termite diagnosis, electricity diagnosis,  gas diagnosis, risk and pollution report (ERP), Carrez law measurement (only for co-ownership lots).

in the case of electricity diagnosis, an installation is considered to be less than 15 years old only if the property was built less than 15 years ago.

About electricity diagnosis mandatory

In the event of an electrical renovation, even a major one, the electrical diagnosis must be carried out EXCEPT if the company that carried out your work called on the Consuel to check the installation

About gas diagnosis mandatory

Validity of the DPE diagnosis

10 years except in the case of work that may impact the energy performance of the property

Validity of the asbestos diagnosis

Unlimited in case of absence of asbestos if the diagnosis has been made after 1 july 2013.

Validity of the lead diagnosis

1 year if concentration above threshold, otherwise unlimited.

 

Validity of the gas diagnosis

3 years

Validity of the State of Risks and Pollutions

6 months

Validity of the termite diagnosis

Enlimited except in the case of modification.

Validity of the electricity diagnosis
